If your home has a wooden dock on the lake it is important to take a close look at it throughout the year. Wooden docks have a lifespan of between 20 to 25 years and the best way to prolong its life is to take good care of it. 

In the spring before it starts getting heavy use inspect it for any repairs it may need. Take care of these repairs as soon as possible so they do not cause issues down the line. In the winter, water, in most areas, will freeze and unfreeze, causing damage to the deck. If possible remove the deck from the water before these cycles start. This will prolong the life by reducing the amount of damage the dock sustains. 

 

 

Inspect Your Roof 

Just like with all homes it is important to inspect the roof of your lake home yearly. Sometimes lake homes can sustain more damage from storms than other homes due to their proximity to a body of water. It is important to monitor and inspect your roof to make sure that smaller issues do not become larger ones down the road. Look for any damaged or missing shingles that could potentially let water into your home. Keep Your Property Secured 

Since there are long periods of time that you are away from your lake home it has more risk of being broken into. Burglars will look for homes that have limited activity so once you close up for the season having your property secured is very important. Before leaving make sure to lock every door and window, and seal any shutters, drapes, or blinds. Add automatic indoor and outdoor lighting so it looks like someone is home when they really aren’t. If you are worried that is not enough consider installing a security system. This is the best way to deter break-ins. You could also consider having a trusted neighbor or friend stop by the property to check on it.

Check The Homes Moisture Level 

Because of their close proximity to the water lake homes tend to have a higher moisture rate than other homes. It is important that you keep an eye on these levels since high moisture levels can lead to significant issues within the home. If you notice any signs of moisture in the home or have high humidity levels it would be a good idea to install a dehumidifier in the affected parts of the home. This can greatly reduce the moisture levels and protect your home from damage. 

Winterize Your Home 

Most lake properties get closed up as colder weather comes around. It is important to take a few steps to protect your home when the temperature dips and you are no longer at the property. 

You’ll want to flush all your pipes and turn your water off to prevent your pipes from freezing. It may be a good idea to keep your heating system running just enough to keep the threat of frozen pipes down. Some homeowners will also board up their windows when they leave for the winter. This can help deter potential intruders from gaining access to your home and also protect the windows from falling limbs and debris. Try to think about any possible issues that could arise while you are gone for a while and address as many as you can.
